    Randy Koss

    President, Fulcrum Capital Corporation

    In his role as President, Randy oversees Fulcrum Property’s principal revenue-generating activities including new development opportunities, leasing, sales, marketing, and communications. Randy’s primary focus is to further the development of The Bridge District that fronts the River in West Sacramento. Randy brings over 30 years of experience in all aspects of real estate including development, asset management, acquisition, operations, and finance. In his most recent role as Senior Vice President of Real Estate Development for the NBA’s Sacramento Kings, Randy led the effort for ownership on all the Kings’ real estate holdings with a primary focus on the development of the new mixed-use Downtown Commons (DOCO) adjacent to Golden 1 Center.

    Abbie Wertheim

    Panattoni Development

    Abbie Wertheim is Partner for Northern California with Panattoni Development Company, overseeing all aspects of development—from origination and design to construction, leasing, and disposition. Since joining Panattoni in 2020, she has advanced from Development Manager to Partner, leading the Northern California team in build-to-suit and speculative projects. Previously, Abbie was an industrial broker at JLL and worked in real estate economics, supporting California jurisdictions with tax increment financing and public-private partnerships. Her early work includes developing an affordable manufacturing facility in San Francisco using New Market Tax Credits. Abbie is active in LAI, NAIOP, and SIOR, and has served on the ULI Sacramento Executive Board and CREW Program Committee. She also serves on the Roseville Police Activities League board.

    Khaim Morton

    Deputy Treasurer, California State Treasurer's Office

    Khaim Morton joins the State Treasurer’s Office as a Deputy Treasurer. In this role, Khaim will have responsibility for public policy formation and will oversee the California School Finance Authority, California Educational Facilities Authority, California Health Facilities Financing Authority, California Pollution Control Financing Authority, and California Alternative Energy and Advanced Transportation Financing Authority. Khaim brings nearly 20 years of government and public policy experience encompassing legislative staff work that span from policy to community field relations and advocating for local businesses. During those two decades, he has had the opportunity to work on issues of legislation and regulations among environmental policy, retirement, land use, economic development, cyber-security, government service delivery, and taxation.

    Kristoffer Kalmbach

    Director, Cushman & Wakefield

    Kris specializes in tenant/landlord representation, owner-occupant sales and investments. He has a strong track record of success and provides both professionalism and expertise in his commitment to his clients. Kris Kalmbach joined the Cushman and Wakefield office in Sacramento as Director in the Office Leasing and Sales Division in January 2012 after spending the previous 7 years with Cornish & Carey Commercial Newmark Knight Frank. Kris' career has included over 400 lease/sale transactions totaling nearly 3 million square feet and over $850 million in consideration. Kris was Rookie of the Year in 2006, and followed that accomplishment with consistent and increased client service, which resulted in his promotion to Vice President in 2010. Kris has consistently been a top performer in the Sacramento region. In 2011 he completed 48 deals, totaling ±300,000 SF

    Jeremy Lewis

    Director, Financial Markets and Real Estate, PricewaterhouseCoopers LLP

    Jeremy Lewis is a Director in PwC’s Financial Markets & Real Estate practice, specializing in real estate valuation and consulting. With dual credentials as a Certified Public Accountant (CPA) and state-certified general appraiser, Jeremy brings a unique combination of financial acumen and technical valuation expertise to his clients. Jeremy advises a broad spectrum of organizations—including regional and national investment entities, REITs, financial institutions, Fortune 1000 companies, asset managers, and private equity firms—on complex valuation matters for financial reporting, tax compliance, and strategic decision-making. His work spans assignments such as appraisals and appraisal reviews, purchase price allocations, fresh-start financial reporting, impairment testing, due diligence, FIRPTA analysis, and audit support. Over the course of his career, Jeremy has provided valuation insights for transactions exceeding $50 billion, covering both core and specialized real estate asset classes.
